Compare Live Nashville Hotel Rates & Availability
Nashville opened a run of luxury towers between 2018 and 2024, and the result is a market where “luxury” spans a 1910 Beaux-Arts landmark with no pool, a plant-covered tower that sells wellness, a Gulch party hotel with the city’s biggest pool deck, and a Four Seasons that charges no destination fee at all. Rates overlap: on a non-event weeknight most of the ten below sit between $350 and $700 before tax, and on CMA Fest (June 4–7, 2026) or Titans weekends all of them double. What separates them is what you get for the money and what gets added at checkout.
This ranking scores the ten properties on six things we could verify rather than on star ratings or guest scores: standard room size (from the hotel’s own listings where published), pool and rooftop, dining, location by walk time to Lower Broadway, the true nightly cost including destination fees and valet (fees and parking verified October 2026), and the consistency of service in our own stays and reader reports. Each hotel gets a short verdict; the deep dives are linked. For the five-star head-to-head that sits behind the top of this list, read Four Seasons vs The Hermitage vs 1 Hotel vs Conrad.

How we ranked the best luxury hotels in Nashville
Six criteria, weighted roughly equally. Rooms: verified entry-level square footage, bathroom (tub or shower only) and soundproofing; a 490-sq-ft room at The Hermitage simply beats a 300-sq-ft room at the Thompson, however good the design. Pool and rooftop: whether there is a pool, which floor it sits on, and whether it is a scene or a sanctuary. Dining: a destination restaurant on site, not just a lobby bar. Location: minutes on foot to Broadway, Bridgestone Arena and the Music City Center, with noise exposure counted against the closest addresses. True cost: the destination fee with 16.75% tax plus the valet rate, because a $35 fee and $58 valet add $100 a night to a “$500” room. Service: staffing depth, turndown, and how the hotel handles a sold-out event weekend.
Two rules shaped the list. We ranked only hotels documented in our registry, so a few well-regarded boutiques are absent, and we counted a points-stay fee waiver as a real discount only for travelers who hold those points, which is why the two $0-fee hotels finish first and second. Gaylord Opryland is a Music Valley resort with a $45 fee, not a downtown luxury hotel, and has its own review.

Ranked 1–3: Four Seasons, The Hermitage and The Joseph
1. Four Seasons Hotel Nashville: the complete package with no destination fee
The 40-story tower at 100 Demonbreun Street opened in late 2022 with 235 rooms on floors 7 to 14 and private residences above, and it wins on the sum of the criteria. Superior rooms run 404–410 sq ft with marble bathrooms and soaking tubs, Premier Corner rooms reach 449 sq ft with two walls of glass, and suites start around 600 sq ft. The 7th-floor heated infinity pool hangs over the Cumberland River, Mimo serves chef Aniello Turco’s Italian-leaning menu, and the spa is a real one. It is 1 block from Lower Broadway, yet the glazing keeps rooms silent. Most decisive: no destination fee, so a $500 night costs $586.25 with tax, not $627. The only costs are $58 valet and the highest base rates in the city. Full details in our Four Seasons Hotel Nashville review.
2. The Hermitage Hotel: the biggest rooms and the oldest luxury in Nashville
Nashville’s 1910 Beaux-Arts landmark at 231 6th Avenue North finished a multi-year restoration in 2022 and now runs 122 rooms averaging 500 sq ft: Deluxe rooms at 490 sq ft, Grand King Deluxe corners at 590, Studio Suites at 625, the Parlor Suite at 1,000 and the Hermitage Suite at 1,500, all with Italian marble bathrooms. Drusie & Darr by Jean-Georges Vongerichten and the all-day Pink Hermit café handle food, and there is no resort fee. It loses first place on two counts: no pool, and a 7-minute walk to Broadway from the Capitol end of downtown. For quiet, space and a hotel with a story, nothing else here competes; see The Hermitage Hotel review.
3. The Joseph, a Luxury Collection Hotel: art, Yolan and the 21st-floor pool
The Pizzuti family built The Joseph at 401 Korean Veterans Boulevard around their contemporary art collection, and it shows on every floor of the 21-story, 297-room tower (32 suites, topped by a 2,168-sq-ft Presidential Suite on the 20th floor). Booking listings put the Deluxe King at about 399 sq ft. Yolan, Tony Mantuano’s refined Italian restaurant, is the best hotel dining room in Nashville; Denim on the 21st floor pairs the heated rooftop pool with skyline cocktails; Rose Spa runs 5,500 sq ft of treatment space. The quiet southern corner of SoBro is a 6-minute walk to Broadway. It ranks third because of the $35 destination fee ($40.86 with tax) on top of $58 valet. Our Joseph Nashville review covers the art and room categories.

Ranked 4–6: 1 Hotel Nashville, Conrad Nashville and JW Marriott Nashville
4. 1 Hotel Nashville: wellness luxury without a pool
Opened in July 2022 at 710 Demonbreun Street across from the Music City Center, 1 Hotel wraps 215 rooms in living plants and fills them with reclaimed wood and filtered-water taps; the entry Cityscape King is 372 sq ft, the Panoramic One Bedroom Suite 1,029 sq ft and the Terrace House Suite 2,000 sq ft. The Bamford Wellness Spa with six treatment rooms and the Anatomy gym are the draw, Harriet’s Rooftop on the 19th floor is the bar, and 1 Kitchen does farm-to-table downstairs, 4 minutes from Broadway. The $35 fee ($40.86 taxed) and the absence of a pool keep it out of the top three; for spa-first travelers it may be the best hotel in the city, which is why it anchors our best Nashville hotels with a spa list.

5. Conrad Nashville: the quiet five-star in Midtown
Hilton’s flagship in the Broadwest complex at 1620 West End Avenue has 234 rooms across 13 floors, and its Champalimaud-designed rooms at 425+ sq ft with floor-to-ceiling glass and soaking tubs are the second-largest standard rooms on this list. The 3rd-floor heated pool terrace with cabanas and the Thistle & Rye lounge are calm by downtown standards, and Blue Aster is a serious modern-Southern restaurant. The catch is the address: 1 mile from Lower Broadway, a 4-minute rideshare each way rather than a walk. The $30 destination fee is waived on Hilton Honors points stays, valet is $56 and Broadwest has self-parking underneath. Read our Conrad Nashville review for the room-by-room breakdown.

6. JW Marriott Nashville: skyline rooms and Bourbon Steak on the 34th floor
The oval 33-story glass tower at 201 8th Avenue South opened in July 2018 with 533 rooms including 37 suites, and its selling points are vertical: Michael Mina’s Bourbon Steak on the 34th floor with an indoor-outdoor terrace, a heated rooftop pool deck of roughly 10,000 sq ft with five cabanas, and Spa by JW. Rooms are the weak spot: booking listings put standard kings at about 340–367 sq ft, smaller than everything above it, though the curved floor-to-ceiling windows make them feel larger. It is a 5-minute walk to Broadway, charges a $30 fee ($35.03 taxed) and offers valet only at $58. Our JW Marriott Nashville review explains which floors and sides to request.

Ranked 7–10: Grand Hyatt, W Nashville, Thompson Nashville and Bobby Hotel
7. Grand Hyatt Nashville: the big-hotel polish of Nashville Yards
At 1000 Broadway the Grand Hyatt anchors Nashville Yards with 591 rooms including 53 suites, and Hyatt’s own listings put the standard king at 360 sq ft. The 25th-floor Lou/Na lounge has the highest outdoor terrace on Broadway, the 5th-floor heated pool deck and Solstice pool bar are generous, R+R Wellness is a full spa, and The Continental by Sean Brock is a destination in itself, all a straight 8-minute walk from the honky-tonks without the noise. The $32 fee ($37.36 taxed) disappears on World of Hyatt points stays, valet is $58 and the Nashville Yards garage offers self-parking. It ranks seventh because it is a convention hotel at heart; see the Grand Hyatt Nashville review and our JW Marriott vs Grand Hyatt vs The Joseph comparison.

8. W Nashville: the biggest pool deck in the city, in The Gulch
The W at 300 12th Avenue South is luxury as spectacle: 346 rooms from 380 sq ft and seven suite types from 478 to 1,800 sq ft, the 9,700-sq-ft WET Deck heated pool with cabanas, PROOF on the 14th floor, and Andrew Carmellini’s Carne Mare chophouse. It would rank higher on hardware alone; it sits eighth because the pool and rooftop make it loud on summer weekends, the Gulch is a 14-minute uphill walk to Broadway, and the $30 fee and $58 valet have no points waiver. For couples and groups who want the scene, it is the right pick, as our W Nashville review argues.
9. Thompson Nashville: boutique polish, small rooms, no pool
The Thompson at 401 11th Avenue South opened in 2016 as the city’s first new-build lifestyle hotel, and its 224 rooms with hardwood floors, brass rain showers and floor-to-ceiling glass still look current. Hyatt lists the standard king at 28 square meters, roughly 300 sq ft, the neighborhood-view king at 355 sq ft and the Executive Suite at 767. L.A. Jackson on the roof and Marsh House downstairs remain two of the Gulch’s best addresses. Small rooms, no pool and a 12-minute walk to Broadway hold it at ninth; the $32 fee is waived on Hyatt points stays and Gulch garages a block away cut parking to about $30–$35. Compare it with its neighbor in Thompson Nashville vs W Nashville.
10. Bobby Hotel: rock-and-roll luxury with a bus on the roof
Bobby at 230 4th Avenue North earns its place through its rooms: 144 of them, with standard kings around 400 sq ft and deluxe corner and balcony kings near 485–500 sq ft per booking listings, larger than the Thompson, the JW or the Grand Hyatt. The 10th-floor Rooftop Lounge has a pool, a 1956 Greyhound Scenicruiser bus converted into a bar and winter igloos; Bobby’s Garage Bar is downstairs and Printers Alley is out the back door. That door is the trade-off: Thursday-to-Saturday nights are loud, service is boutique-scale, and the $30 fee plus $55 valet match hotels with far more facilities. Our Bobby Hotel, Dream Nashville & Holston House review has the full picture.
The true cost of a Nashville luxury hotel: destination fees, 16.75% tax and valet in 2026
Every Nashville (Davidson County) hotel bill carries 9.75% sales tax (7% Tennessee plus 2.75% local, which includes the 0.5% transit surcharge approved by voters in 2024) plus Metro’s 7% hotel occupancy tax, for 16.75% in total, plus a flat $2.50 per room per night. Mandatory destination and resort fees are taxed at the same 16.75%, so a $35 fee is really $40.86 and a $30 fee is $35.03. Eight of the ten hotels above charge one; Four Seasons and The Hermitage do not. Three of the eight (Conrad, Grand Hyatt, Thompson) waive it on points stays. The example below uses the same $500 base rate at three hotels to show the spread.
| Hotel | $500 base rate + 16.75% + $2.50 | Destination fee incl. tax | Valet | True nightly cost | Three nights |
|---|---|---|---|---|---|
| Four Seasons Hotel Nashville | $586.25 | $0 | $58 | $644.25 | $1,932.75 |
| Grand Hyatt Nashville (cash booking) | $586.25 | $37.36 | $58 | $681.61 | $2,044.83 |
| The Joseph | $586.25 | $40.86 | $58 | $685.11 | $2,055.33 |
Over three nights the fee alone separates the Four Seasons and The Joseph by $122.58, and skipping the car saves another $174 at any of them. The complete list of fee-free properties is in Nashville hotels without resort fees, and the full anatomy of a bill, including worked examples at $200, $350 and $600, is in Nashville hotel taxes and fees explained.
Points erase the fee at three of these hotels
World of Hyatt award stays at Grand Hyatt Nashville and Thompson Nashville, and Hilton Honors award stays at Conrad Nashville, drop the destination fee to $0 as of October 2026. On a four-night stay that is $140–$150 after tax, enough to move the Grand Hyatt or the Conrad above The Joseph on pure cost for members with the points.
Which Nashville luxury hotel for which trip
- First visit, want everything: Four Seasons. Pool, spa, Mimo, 1 block from Broadway, no fee.
- Anniversary or quiet weekend: The Hermitage, then the Conrad; both have the biggest rooms and the least noise.

- Spa and wellness: 1 Hotel Nashville, with the Four Seasons spa as the alternative if you also want to swim.
- Group pool weekend: W Nashville in The Gulch, or JW Marriott if you want to be 5 minutes from Broadway instead of 14.
- Points travelers: Grand Hyatt or Thompson on World of Hyatt, Conrad on Hilton Honors, all with the fee waived.

Four Seasons Hotel Nashville, on the combination of 404–449 sq ft rooms, the 7th-floor infinity pool, Mimo restaurant, a location 1 block from Lower Broadway and no destination fee. The Hermitage Hotel is the alternative for travelers who value room size and history over a pool, and it also charges no fee.
Which luxury hotels in Nashville have no resort or destination fee?
Among the ten ranked here, only Four Seasons Hotel Nashville and The Hermitage Hotel charge no mandatory fee as of October 2026. Conrad Nashville, Grand Hyatt Nashville and Thompson Nashville waive theirs on Hilton Honors or World of Hyatt points stays; The Joseph, 1 Hotel, JW Marriott, W Nashville and Bobby Hotel charge $30–$35 plus 16.75% tax on every booking.
Which Nashville luxury hotel has the largest standard rooms?
The Hermitage Hotel, whose Deluxe rooms are 490 sq ft and whose 122 rooms average 500 sq ft per the hotel. Conrad Nashville follows at 425+ sq ft, then Four Seasons at 404–449 sq ft and Bobby Hotel at about 400 sq ft. The smallest on the list are Thompson Nashville at roughly 300 sq ft and JW Marriott at about 340–367 sq ft.

A $500 room therefore lands between $644 (Four Seasons, no fee) and $685 (The Joseph) per night with a car, and typical non-event weeknight base rates across the list run roughly $350–$700.
