Grand Hyatt Nashville: 2026 Review Verdict
- Location: 1000 Broadway at 10th Avenue, the anchor of the 18-acre Nashville Yards district — 5 blocks (an 8-minute straight walk down Broadway) to the honky-tonks and Bridgestone Arena, with The Pinnacle concert venue and The Gulch on the doorstep.
- Hardware: 591 rooms over 25 floors, opened October 2020; standard kings are 360 sq ft with floor-to-ceiling glass; the 5th floor holds the heated pool deck, Solstice pool bar, gym and R+R Wellness spa.
- Headline act: Lou/Na, the indoor-outdoor lounge on the 25th floor, now with the slice/25 pizza window on its patio; Prime + Proper steakhouse opened in the hotel in February 2026.
- True cost (checked October 2026): $32 + tax Destination Fee ($37.36 after Nashville’s 16.75% tax) — waived on World of Hyatt points stays — and valet at $58/night, with a Nashville Yards self-park garage next door.
- Best for: World of Hyatt members, concert-goers at The Pinnacle or Bridgestone, and anyone who wants a big luxury tower a quiet 8 minutes from Broadway rather than on it.
Compare Live Nashville Hotel Rates & Availability
Grand Hyatt Nashville was the first building to open in Nashville Yards, the 18-acre redevelopment that has turned the upper end of Broadway from a parking-lot wasteland into a second downtown. When the 25-story, 591-room tower opened on October 1, 2020, it was a luxury hotel surrounded by cranes. In 2026 the cranes are mostly gone: The Pinnacle, a 4,500-capacity concert hall, opened across the plaza in February 2025, the Union Station hotel next door has been folded into the campus, and the district’s restaurants, offices and apartments have filled in around the hotel’s 5th-floor pool deck. The result is a very different stay from the SoBro towers — calmer, better connected to The Gulch, and the best points play in the city because World of Hyatt waives the destination fee on award nights.
This review covers walk times from 1000 Broadway, room sizes and which floors to request, the 5th-floor wellness level, the full 2026 dining lineup (two of the seven venues are new this year), and the exact nightly cost on cash versus points once the 16.75% tax, the $32 fee and the $58 valet are included. Fees and parking were checked in October 2026.

Walk Times from Grand Hyatt Nashville to Lower Broadway, Bridgestone Arena & The Gulch
The hotel sits on the north side of Broadway at 10th Avenue, with the Frist Art Museum and the 1900 Union Station hotel across the street. Broadway here is wide and quiet: the first honky-tonk neon is 5 blocks east, and the walk is a straight line downhill, so you can see Bridgestone Arena from the front door and reach it in about 8 minutes. Coming back after midnight is the same straight line, well lit and busy with other hotel guests — an underrated point for solo travelers.
- Frist Art Museum (919 Broadway): across the street, 1–2 minutes.
- The Pinnacle and the Nashville Yards plaza: 2–3 minutes.
- The Gulch (11th Avenue South and Demonbreun): about 8 minutes south.
- Music City Center (Demonbreun entrance): 8–9 minutes.
- Lower Broadway honky-tonks (from 5th Avenue east) and Bridgestone Arena (501 Broadway): 8 minutes.
- Ryman Auditorium and Fifth + Broadway: about 10 minutes.
- Country Music Hall of Fame: about 10 minutes.
- Nissan Stadium via the pedestrian bridge: 25–30 minutes; take a $12–$18 Uber on game days. BNA airport is about 9 miles.
For Predators games and arena concerts, that 8 minutes is the sweet spot: close enough to walk, far enough that the post-show crowd has thinned by the time it reaches 10th Avenue. Our guide to hotels near Bridgestone Arena and Nissan Stadium compares every option by minutes to each gate, and the Gulch area guide covers the neighborhood immediately south of the hotel.

Rooms & Suites at Grand Hyatt Nashville: 360 Square Feet, Floors and Views
Hyatt lists the standard one-king room at 360 square feet, and that figure holds across the corner and high-floor king categories; two-queen rooms are the same footprint. It is a tighter room than Four Seasons (402–449 square feet) but comparable to JW Marriott, and the layout uses the space well: a desk at the window rather than in a corner, a glass-walled shower, and the full-height glazing that every room in the tower gets. Finishes are contemporary and restrained — oak-toned millwork, charcoal upholstery, brass detail — with none of the themed decor you find at the boutique hotels. Suites step up to about 600 square feet for the entry Grand Suite according to booking listings (Hyatt does not publish suite sizes on its overview page), and all suite bookings include Grand Club lounge access.
Views are decided by side and height. Rooms on the Broadway side look down the avenue toward the skyline and the arena, with Union Station’s stone clock tower across the street; rooms on the Nashville Yards side take in the plaza, The Pinnacle and the Capitol to the north. Above roughly the 15th floor most rooms are clear of the neighboring buildings, so the “High Floor” categories on Hyatt’s booking grid are worth the modest premium. On points, upgrades to a high floor or a suite depend on availability at check-in for Globalist members.
| Category | Size | What you get | Who it suits |
|---|---|---|---|
| 1 King or 2 Queens (standard, corner, high floor) | 360 sq ft (Hyatt-published) | Floor-to-ceiling glass, window desk, glass shower; view varies by side | Couples, business, Hyatt points stays |
| Grand Suite | about 600 sq ft (booking listings) | Separate living area, corner glass, Grand Club lounge access | Families of 3–4, longer stays |
| Larger specialty suites | Not published by Hyatt | Multi-room layouts on upper floors, lounge access | Celebrations, hosting |
The 5th-Floor Pool Deck, Solstice & R+R Wellness Spa
Everything active is on the 5th floor, the roof of the hotel’s podium: the heated outdoor pool, the Solstice pool bar, the fitness center and R+R Wellness, the hotel’s spa. The deck looks over the rooftops toward downtown and is sized for a 591-room hotel, with loungers that fill by early afternoon on summer weekends; the pool has a chair lift for accessibility. Solstice serves a lighter, health-leaning menu and cocktails to the deck. Compared with the JW Marriott’s 12,000-square-foot deck and the Four Seasons infinity edge, this is a solid rather than spectacular pool; it wins on heating, year-round opening and the spa next door, not on views.
R+R Wellness offers facials, massages and body treatments on the same floor as the gym, which makes it easy to book a treatment the morning after a late concert. It is a full-service spa, not an in-room program, and it competes most directly with Spa by JW and the Four Seasons spa; book ahead on CMA Fest (June 4–7, 2026) and Predators playoff weekends.
Dining & Bars: Lou/Na on the 25th Floor, Prime + Proper and The Nashville Grange
Lou/Na is the reason non-guests take the elevator. The indoor-outdoor lounge on the 25th floor serves craft cocktails and small plates with a terrace that hangs over Broadway, and since May 21, 2026 its patio also has slice/25, a walk-up pizza-and-wine window with limited seating for the “just a slice and a glass at sunset” crowd. Arrive before 7 PM on Fridays and Saturdays; the lounge has a capacity limit and a line forms at the lobby elevator.

The ground floor has changed since opening. Sean Brock’s The Continental, the hotel’s original signature restaurant, became Bar Continental in October 2023 and closed in 2024. Its replacement is Prime + Proper, which opened in the hotel in February 2026 at the 10th and Broadway corner: a modern American steakhouse built around USDA Prime beef and lamb dry-aged in-house, with Japanese Wagyu on the list, roughly 142 seats, dinner from 5 PM Sunday to Thursday and 4:30 PM on Fridays and Saturdays, and the bar open from 4 PM daily. The Nashville Grange on the lobby level is the all-day room — “Tennessee to table” Southern cooking with an open kitchen, breakfast, lunch and dinner, and weekend brunch until 2 PM, with windows onto Broadway and Union Station. Aurum, the lobby lounge, handles pre-dinner cocktails and small bites; Hummingbird Coffee Market covers the morning coffee run. The Grand Club lounge, for Globalist members and suite guests, offers breakfast, grab-and-go snacks and evening hors d’oeuvres with beer and wine.
Fees, Tax & Parking: The 2026 True Cost — and How World of Hyatt Points Erase the $32 Fee
Nashville (Davidson County) hotel bills carry 9.75% sales tax (7% Tennessee plus 2.75% local, which includes the 0.5% transit surcharge voters approved in 2024) plus Metro’s 7% hotel occupancy tax, a combined 16.75%, plus a flat $2.50 per room per night. On top of that the Grand Hyatt charges a $32 + tax Destination Fee per night (Hyatt’s page, checked October 2026), which is taxed too and lands at $37.36. The key difference from the Marriott towers: World of Hyatt waives the fee on points and free-night-certificate stays, so an award night here carries no fee at all. Parking is valet at $58/night, but the Nashville Yards self-parking garage is adjacent — the district has more than 3,000 spaces — so you can skip the valet without a long walk.
| Line item | Cash weeknight ($320 rate) | Cash event weekend ($450 rate) | Points stay |
|---|---|---|---|
| Room rate | $320.00 | $450.00 | Points |
| 16.75% tax on room | $53.60 | $75.38 | $0 on the room |
| Destination Fee $32 + 16.75% | $37.36 | $37.36 | Waived |
| Flat $2.50 per night | $2.50 | $2.50 | $2.50 |
| All-in per night, no car | $413.46 | $565.24 | about $2.50 plus points |
| Valet $58 + sales tax (optional; self-park garage adjacent) | about $63.66 | about $63.66 | about $63.66 |
| 3-night stay with valet | about $1,431 | about $1,887 | about $198 plus points |
Cash rates typically run $280–$420 on non-event weeknights and $500–$750 for CMA Fest, Titans weekends and sold-out Pinnacle nights. Award pricing moves with Hyatt’s peak and off-peak calendar — recent stays have priced in the low-to-high 20,000s of points per night, so check the current chart before you assume — but at any of those levels the waived fee alone is worth $112 over three nights. For every other way to dodge the fee, read our audit of Nashville hotels without resort fees; for garage rates around the district, the downtown Nashville parking guide.
Who Should Book Grand Hyatt Nashville — and Who Should Skip It
Book it if you hold World of Hyatt points or a free-night certificate — nowhere else downtown turns a luxury tower into a fee-free stay. Book it for a show at The Pinnacle, a Predators game, or a Music City Center convention when you would rather sleep away from Broadway’s bass than on top of it. It also suits travelers who drive: an adjacent self-park garage is rare in this tier. Skip it if you want to stumble home from Tootsie’s in 2 minutes (Hilton Nashville Downtown, Four Seasons), if you need a pool with a view (Four Seasons, The Westin’s L27) or a room bigger than 360 square feet, or if a 591-room lobby on a convention morning is the crowd you are trying to avoid.
Pros

Cons
- Standard rooms are 360 sq ft, smaller than Four Seasons or The Hermitage
- Pool deck looks over rooftops, not the river or the skyline from height

Grand Hyatt vs JW Marriott, The Joseph and Thompson Nashville
The obvious rival is JW Marriott Nashville in SoBro: similar room size, a larger pool deck, Bourbon Steak on the 34th floor and a 2-minute walk to Music City Center, but a $30 fee that Bonvoy points do not waive and valet-only parking. The Joseph is the quieter, art-driven choice on Korean Veterans Boulevard with a 21st-floor pool and a $35 fee. Thompson Nashville, 10 minutes south in The Gulch, is the other Hyatt in the neighborhood — boutique rooms, L.A. Jackson on the roof, no pool, and the same points-waived fee. Our three-way comparison, JW Marriott vs Grand Hyatt vs The Joseph, scores them on rooms, pools, fees and walk times, and the downtown core and Arts District hotel guide places the Grand Hyatt against the hotels north of Broadway.

Frequently Asked Questions (FAQ)
Does Grand Hyatt Nashville waive the destination fee on points stays?
Yes. World of Hyatt’s policy waives resort and destination fees on award nights booked with points or free-night certificates, so the Grand Hyatt’s $32 + tax fee ($37.36 after Nashville’s 16.75% tax) is not charged on those stays. On cash bookings, including Hyatt member rates, the fee applies every night.
How far is Grand Hyatt Nashville from Broadway’s honky-tonks and Bridgestone Arena?
Five blocks. The hotel is at 1000 Broadway; the first honky-tonks and Bridgestone Arena (501 Broadway) are an 8-minute straight walk downhill. The Ryman and Fifth + Broadway are about 10 minutes, Music City Center 8–9 minutes, and The Gulch about 8 minutes south.
What floor is the pool at Grand Hyatt Nashville, and is it heated?
The outdoor pool is on the 5th floor, the podium roof, alongside the Solstice pool bar, the fitness center and R+R Wellness spa. It is heated and open year-round to registered guests, and the pool has a chair lift for accessibility. It overlooks downtown rooftops rather than the river.
Is Lou/Na at Grand Hyatt Nashville open to the public?
Yes. Lou/Na, the indoor-outdoor lounge on the 25th floor, serves cocktails and small plates to hotel guests and the public, and the slice/25 pizza-and-wine window on its patio opened on May 21, 2026. Capacity is limited, so expect a line at the lobby elevator after 7 PM on weekends.
Is there self-parking at Grand Hyatt Nashville?
Hotel valet is $58 per night, but the Nashville Yards self-parking garage sits adjacent to the hotel — the district has more than 3,000 spaces — so you can self-park and walk in. Garage rates are set by the district and change with events, so check the posted rate on arrival; on most nights it undercuts the valet by a wide margin.
