Virgin vs Kimpton Aertson vs Graduate Nashville: Our 2026 Verdict

  1. Virgin Hotels Nashville (Music Row) — best overall: 262 two-chamber rooms, the 14th-floor Pool Club, four in-house venues and a no-fee pet policy; confirm the amenity fee at booking.
  2. Kimpton Aertson Hotel (20th & Broadway) — best for couples, Vanderbilt visits and quiet: guests-only 8th-floor pool, Henley brasserie, nightly hosted wine hour and Woodhouse Spa next door, with a $28 + tax amenity fee.
  3. Graduate by Hilton Nashville (Midtown) — best value and most fun: Dolly-inspired maximalism, the pink White Limozeen rooftop and Governor’s Pool on the 12th floor, Cross-Eyed Critters karaoke, lowest rates and the cheapest valet of the three.

Compare Live Nashville Hotel Rates & Availability

Three hotels within a 15-minute walk of each other define Midtown Nashville’s hotel scene, and they are routinely confused by first-time visitors because all three promise a rooftop pool, a lively bar and a Vanderbilt-adjacent address 1.3–1.5 miles from Lower Broadway. They are not interchangeable. Virgin Hotels Nashville is a 262-room Music Row lifestyle tower with a ticketed rooftop party; Kimpton Aertson Hotel is a 180-room boutique at 20th and Broadway with a residents-and-guests pool and a wine hour; Graduate by Hilton Nashville is a 205-room, 12-story homage to Dolly Parton with a pink rooftop that locals treat as a bar first and a pool second.

This comparison measures them on the factors that actually decide a Midtown booking: distance to Broadway and Vanderbilt, pool access rules, verified room sizes, the dining and nightlife inside each building, and the true nightly cost once amenity fees, Nashville’s 16.75% tax and valet are added. We finish with a clear recommendation by traveler type and the Midtown, Music Row & Vanderbilt area guide for anyone still undecided.

Location: Distance From Each Midtown Hotel to Lower Broadway, Vanderbilt & Music Row

All three sit on the west side of the Broadway corridor, but on different blocks with different personalities. Virgin is at 1 Music Square West on the Music Row roundabout, 1.3 miles from Lower Broadway (a 5-minute Uber, or 25–30 minutes on foot down Demonbreun and Broadway). It is a 3–5 minute walk to the Demonbreun Street and Division Street bars and about 6 minutes to RCA Studio B; Vanderbilt is 12–15 minutes away. Kimpton Aertson is at 2021 Broadway, on the corner of 20th Avenue, 1.5 miles from the honky-tonks (a 6-minute Uber) but only a block from Hattie B’s Midtown and a few minutes from the Vanderbilt campus and medical center. Graduate is at 101 20th Avenue North, essentially across the intersection from Aertson, with the same 1.5-mile, 6-minute Uber to Broadway and the same walk to campus.

The practical difference: Virgin is the hotel for Music Row and the Demonbreun nightlife strip; Aertson and Graduate are the hotels for Vanderbilt and the 21st Avenue restaurant row. None of the three is walkable to Bridgestone Arena or Music City Center in any meaningful sense, so event-goers and convention delegates should budget two rideshares a day or look at SoBro. The reward for all three is quiet: no pedal taverns, no 2 AM honky-tonk bass, and far lower rates than the same room class downtown.

Rooftop Pools Compared: Virgin’s Pool Club vs Kimpton’s 8th-Floor Deck vs White Limozeen

This is the decision point for most bookers, and the three pools operate under three different sets of rules. The Pool Club at Virgin is on the 14th floor with an indoor-outdoor bar, lunch and dinner daily, weekend brunch parties and DJ sets most warm evenings. Hotel guests get the loungers free on a first-come basis; daybeds, sofas and cabanas are sold online with a food-and-beverage minimum, and non-guests can buy the same seating. The result is the best skyline view and the most energy of the three, and the least privacy; in cooler months it converts to fireside seating with the bar still open.

Kimpton Aertson’s pool is on the eighth floor of the Aertson Midtown building, seasonal, with chaise lounges set directly into the water at the zero-depth entry end and a pool terrace bar. Access is limited to hotel guests and residents of the Aertson Midtown apartments, so there are no day-pass crowds and no reservations needed; the trade-off is a view of the Vanderbilt campus rather than the downtown skyline, and a closure through the cold months. White Limozeen at Graduate is on the 12th-floor rooftop and is run as a restaurant and bar with a pool attached, the Governor’s Pool, rather than as a hotel pool. Its own site says pool season runs May through September, with reservable cabanas, daybeds and lounge space seven days a week plus “Open Swim” windows; hotel guests should expect to book ahead on weekends rather than wander up. The bar itself, with 360-degree views, pink umbrellas and a French-ish Southern menu, is the most photographed rooftop in Midtown. See how all three rank citywide in our best Nashville hotels with rooftop pools and bars.

Rooms Compared: Two-Chamber Layouts vs Industrial-Chic Kimpton Rooms vs Dolly-Inspired Graduate Rooms

Virgin publishes exact sizes: the Chamber King is 300 square feet, the Chamber Double Queen 360, the Grand Chamber King 354–377, the three-room Grand Chamber King Suite 562 and Richard’s Flat penthouse 1,165. Every unit is split by a sliding privacy partition into a dressing room (walk-in rainfall shower, sit-down vanity) and a sleeping lounge with the patented Lounge Bed and a SMEG fridge stocked at street prices. Kimpton Aertson also publishes sizes on its comparison page: the 1 King Essential is 290 square feet, the 1 King Essential Midtown View 300, the 2 Queen Essential 360 and the 2 Queen Premium 375, with one-bedroom suites of 605, 677 and 712 square feet. The look is industrial-chic: exposed concrete ceilings, Carrara marble, leather-stitched headboards, live-edge wood, Hatch Show Print art and a Cornelius Vanderbilt quote at the door, with many connecting rooms for families. Graduate does not publish square footage, so we leave it out; what it does offer is the most distinctive decor of the three, with floral canopy beds, Grand Ole Opry and Minnie Pearl references and Dolly Parton maximalism in every room.

Dining & Nightlife: Commons Club and The Late Great vs Henley vs White Limozeen and Cross-Eyed Critters

Virgin has the deepest bench: Commons Club on the ground floor (breakfast, brunch, lunch, happy hour and dinner, with a live-music bar and the Shag Room lounge), Funny Library Coffee Shop with La Colombe coffee from 7 AM to 4 PM, the Pool Club upstairs, and The Late Great, a hidden cocktail and music lounge in the alley behind the hotel, open Wednesday through Saturday from 8 PM with a Thursday jam, Friday vinyl sets and a Saturday live band. Kimpton Aertson keeps it to one strong restaurant, Henley, a modern American brasserie serving weekday breakfast 7–11 AM, weekend brunch 7 AM–3 PM, weekday lunch, a daily 3–6 PM happy hour and dinner from 4 PM (bar until midnight on Friday and Saturday), plus the complimentary hosted wine hour from 5 to 6 PM every evening and three hours of validated parking for diners. Graduate leans into fun: Poindexter Coffee in the lobby for breakfast and made-to-order meals, White Limozeen on the roof for lunch, dinner, drinks and weekend brunch (21 and over), and Cross-Eyed Critters, the 21-plus karaoke bar where an animatronic backing band plays behind you, no reservations taken.

Fees, Tax & Parking: The 2026 True Nightly Cost at Virgin, Kimpton Aertson and Graduate

Every Nashville (Davidson County) hotel bill carries 9.75% sales tax (7% Tennessee plus 2.75% local, which includes the 0.5% transit surcharge approved by voters in 2024) plus Metro’s 7% hotel occupancy tax, for 16.75%, plus a flat $2.50 per room per night, and mandatory amenity fees are taxed at the same rate. The fee picture across the three (checked October 2026) needs a careful read. Kimpton Aertson charges a $28 + tax amenity fee per night on our card, with the hotel’s own amenities page currently quoting $25 + tax; either way it includes the nightly wine hour, morning coffee, loaner PUBLIC cruiser bikes and in-room yoga mats. Graduate charges $25 + tax, which Hilton’s listing describes as covering premium Wi-Fi and a daily $20 food and beverage credit, and the fee is waived on Hilton Honors points stays. Virgin is listed at $0 mandatory resort fee in our audit, but the hotel’s own FAQ now discloses a $34 + tax daily Amenity Fee (Wi-Fi, gym, in-room coffee, early drip coffee); confirm the line item on the booking screen, because it changes the value ranking. The full list of properties that genuinely charge nothing is in our no-resort-fee Nashville hotels audit.

Virgin Hotels Nashville ($300)$0 on our card ($34 per hotel FAQ)$50.25 ($55.95)$2.50$352.75 ($392.45 with fee)$52 on our card; hotel FAQ quotes $58 + tax, valet-only
Kimpton Aertson Hotel ($280)$28 ($25 per hotel site)$51.59$2.50$362.09$50; adjacent Midtown garage self-parking available
Graduate by Hilton Nashville ($240)$25 (waived on Hilton points)$44.39$2.50$311.89$48

On parking, Aertson is the only one of the three with a self-park option in the adjacent Midtown garage; Virgin is valet-only and Graduate is valet. Over a three-night stay, the valet difference between Graduate ($144) and Virgin at the hotel’s quoted rate ($174 plus tax) is modest, but all three are expensive enough that our Nashville hotel parking guide recommends arriving car-free from BNA and using rideshares. Check-in is 3 PM at Virgin and 4 PM at the other two; check-out is 12 PM at Virgin and 11 AM at Aertson and Graduate.

Who Should Book Which Midtown Hotel: Bachelorettes, Couples, Vanderbilt Parents & Business Travelers

Bachelorette and friend groups should choose between Virgin and Graduate. Virgin gives you the 14th-floor Pool Club, the Chamber Double Queen with its double vanity, a late-night lounge in the alley and a 12 PM check-out; Graduate gives you White Limozeen, karaoke with animatronic critters, lower rates and the cheapest valet, at the cost of smaller-feeling public spaces and a pool you must reserve. Our guide to the best Nashville hotels for bachelorette groups ranks both. Couples who want calm should book Kimpton Aertson: the guests-only pool, the wine hour, Henley at breakfast and Woodhouse Spa next door make a quieter weekend than either rival, and the 712 square foot one-bedroom suite is the most spacious Midtown suite under the luxury tier.

Vanderbilt parents and medical visitors should book Aertson or Graduate, which are a few minutes from campus; Virgin is a 12–15 minute walk. Pet owners should book Virgin, where pets stay free with no size or breed restrictions. Business travelers working in Midtown or at Vanderbilt will prefer Aertson’s self-parking and Henley’s 7 AM breakfast; those who need a five-star room should look a few blocks east to Conrad Nashville in Broadwest. Light sleepers should avoid top-floor rooms at Virgin and Graduate on summer weekends, when the rooftops run late; Aertson’s residents-only pool makes it the safest choice. For the full breakdown of Virgin’s rooms, venues and fee question, read our Virgin Hotels Nashville review; more head-to-heads are in our hotel comparisons hub.

The Governor’s Pool is operated as part of the White Limozeen restaurant rather than as a conventional hotel pool. Its season runs May through September, and lounge space, daybeds and cabanas are reservable seven days a week with “Open Swim” windows for walk-ups. Hotel guests should book ahead for weekends and expect food-and-beverage minimums on reserved seating.
