SoBro Nashville Hotels: The Short Version (2026)
- What SoBro is: the grid south of Broadway between the Cumberland River and 8th Avenue South, anchored by Music City Center (201 Rep. John Lewis Way S), the Country Music Hall of Fame and Ascend Amphitheater. Nine full-service hotels, all opened since 2016.
- Closest to the honky tonks: Four Seasons (1 block, 2 minutes), Hyatt Centric (2 blocks, 3 minutes) and 1 Hotel (2 blocks, 4 minutes). Farthest: The Joseph at 4 blocks and 6 minutes, which is still closer than anything in The Gulch or Midtown.
- Cheapest all-in: Drury Plaza ($0 resort fee, $38 self-parking, free breakfast and evening drinks) and AC Hotel ($0 resort fee, pool, $54 valet or the Music City Center garage one block away).
- Top of the market: Four Seasons charges no resort fee at all; JW Marriott, The Westin, 1 Hotel and The Joseph add $30–$35 per night plus 16.75% tax on top of the room.
- Who should stay here: convention delegates, concert-goers, couples who want a rooftop pool, and anyone who wants Broadway within five minutes without sleeping above it.
Compare Live Nashville Hotel Rates & Availability
SoBro (South of Broadway) is where Nashville put its new hotel inventory. A decade and a half ago much of the ground between Broadway and Korean Veterans Boulevard was surface parking; today it holds Music City Center, nine hotel towers, the Schermerhorn Symphony Center at One Symphony Place, and the downtown end of the John Seigenthaler Pedestrian Bridge. For a visitor, the practical result is simple: every SoBro hotel is a flat walk of one to four blocks from Lower Broadway, and none of them sits directly above a honky tonk stage.
This guide ranks all nine SoBro hotels by walk time to Broadway, then compares pools, resort fees, parking and the 2026 tax math. Hotel facts (addresses, fees, parking, check-in) were checked in October 2026. Still deciding between neighborhoods? Start with our Where to Stay in Nashville guide.

What Counts as SoBro, and Why the Hotels Cluster Here
Locals use SoBro loosely, but for hotel purposes the boundaries are Broadway to the north, the Cumberland River to the east, Korean Veterans Boulevard to the south, and 8th Avenue South to the west, where The Gulch begins. The numbered avenues run north–south; the east–west streets you will actually use are Demonbreun, Molloy, Clark Place and Korean Veterans Boulevard. Rep. John Lewis Way South (the former 5th Avenue South) is the spine: Bridgestone Arena sits at its Broadway end at 501 Broadway, the Country Music Hall of Fame is at 222 Rep. John Lewis Way S, and Music City Center fills the blocks beyond it.
The convention center is the reason the hotels exist. The city needed thousands of walkable rooms, and developers answered with a wave of towers: The Westin opened in 2016 and JW Marriott in 2018; Hyatt Centric, The Joseph, Margaritaville, Drury Plaza and the AC/Residence Inn/SpringHill complex followed over the next few years; 1 Hotel and Four Seasons both opened in 2022. Nothing in SoBro is old: rooms are large by downtown standards, windows are modern double-glazed units, and almost every property has an elevated pool deck. The trade-off is atmosphere. SoBro is glass, concrete and valet lanes, with none of Printers Alley’s historic facades or The Gulch’s mural-lined boutique streets. You come here for proximity, pools and new-build comfort, not charm.
Every SoBro Hotel Ranked by Walk Time to Lower Broadway
Walk times below are to the corner of Broadway and Rep. John Lewis Way (Bridgestone Arena’s front door and the start of the honky-tonk strip) at a normal pace on flat sidewalks. Blocks in SoBro are short, so one block is roughly a minute and a half.
| Rank | Hotel | Address | Blocks / minutes to Lower Broadway | Price tier | Resort fee (Oct 2026) |
|---|---|---|---|---|---|
| 1 | Four Seasons Hotel Nashville | 100 Demonbreun St | 1 block / 2 min (also 1 block to Ascend Amphitheater) | Luxury | $0 |
| 2 | Hyatt Centric Downtown Nashville | 200 Molloy St | 2 blocks / 3 min (closest to the Pedestrian Bridge) | Upscale | $28 + tax |
| 3 | 1 Hotel Nashville | 710 Demonbreun St | 2 blocks / 4 min (also 2 blocks to Bridgestone Arena) | Luxury | $35 + tax |
| 4 | JW Marriott Nashville | 201 8th Ave S | 3 blocks / 5 min | Luxury | $30 + tax |
| 5 | The Westin Nashville | 807 Clark Pl | 3 blocks / 5 min (directly opposite Music City Center) | Upscale | $30 + tax |
| 6 | Drury Plaza Hotel Nashville Downtown | 300 Korean Veterans Blvd | 3 blocks / 5 min | Mid-range | $0 |
| 7 | AC Hotel Nashville Downtown | 410 Rep. John Lewis Way S | 3 blocks / 5 min (passes the Country Music Hall of Fame) | Mid-range | $0 |
| 8 | Margaritaville Hotel Nashville | 425 Rep. John Lewis Way S | 3 blocks / 5 min | Upscale | $25 + tax |
| 9 | The Joseph, a Luxury Collection Hotel | 401 Korean Veterans Blvd | 4 blocks / 6 min | Luxury | $35 + tax |
Two things stand out. The spread between the closest and farthest SoBro hotel is four minutes, so location is not the deciding factor inside this neighborhood. And the three $0-fee options (Four Seasons, Drury Plaza, AC Hotel) cover the luxury, value and mid-range tiers, so you never have to accept a destination fee to stay here.

Walking Times to Music City Center, Bridgestone Arena & the Pedestrian Bridge
Broadway is only one of the destinations that matter in SoBro. For a convention, the question is how far you are from the Music City Center entrances on Rep. John Lewis Way and Demonbreun. The Westin (807 Clark Place) and 1 Hotel (710 Demonbreun) face the building; JW Marriott is across 8th Avenue from its west side; AC Hotel and Margaritaville are a block south of its east side; The Joseph and Drury Plaza are two to three blocks away on Korean Veterans Boulevard. Only Four Seasons and Hyatt Centric, on the river side of the district, are a genuine five-to-seven-minute walk from the halls.
For Predators games and arena concerts, every SoBro hotel is within six minutes of Bridgestone Arena at 501 Broadway; 1 Hotel (2 blocks), JW Marriott and The Westin (3 blocks) are the closest, while Four Seasons and Hyatt Centric on the river side are a four-block, five-to-six-minute walk along Demonbreun. For Titans games and CMA Fest nightly shows at Nissan Stadium (1 Titans Way), the John Seigenthaler Pedestrian Bridge is the route: its downtown ramp faces the Schermerhorn Symphony Center and Ascend Amphitheater at 310 1st Avenue South, the span is 3,150 feet long, and the stadium plaza is at the far end. From Hyatt Centric or Four Seasons that is about 20 minutes door to gate; from JW Marriott, The Westin or The Joseph, allow 25 to 30. Hotel-by-hotel routes are in our Bridgestone Arena and Nissan Stadium hotel guide.

SoBro Hotel Pools and Rooftops Compared
Eight of the nine SoBro hotels have a pool, and most of them are elevated with skyline views. This is the densest concentration of rooftop pools in Tennessee, and it is the main reason SoBro beats the historic core north of Broadway for summer stays.
- Four Seasons: 7th-floor heated infinity-edge pool facing the Cumberland River and Nissan Stadium; the hotel’s fact sheet puts the deck at 2,300 square feet, with Rivière Rooftop serving Mediterranean plates poolside. Guest rooms occupy floors 7 to 14 of the 40-story tower.
- The Westin: L27, the 27th-floor indoor/outdoor infinity pool and lounge, plus an indoor lap pool inside Rhapsody Spa. The highest pool in SoBro.
- JW Marriott: heated rooftop pool deck with private cabanas (about 10,000 square feet and five cabanas per opening-era press), with Bourbon Steak by Michael Mina on the 34th floor above it.
- The Joseph: 21st-floor heated rooftop pool and Denim bar; the quietest pool scene of the luxury trio.
- Hyatt Centric: 9th-floor heated rooftop pool deck and bar.
- Drury Plaza: indoor/outdoor heated rooftop pool and whirlpool, open year-round.
- AC Hotel: large heated outdoor rooftop pool, whirlpool, cabanas and the rtb! rooftop bar, shared with the Residence Inn and SpringHill Suites in the same complex.
- Margaritaville: heated rooftop pool with Fins Bar, fire pits and live acoustic music; the loudest SoBro pool deck on weekends.
- 1 Hotel: no pool; Bamford Wellness Spa (named Tennessee’s best hotel spa in the 2026 World Spa Awards, according to the hotel) and Harriet’s Rooftop bar instead.
Pools are reserved for registered guests; rooftop bars generally admit the public.

Resort Fees, Nashville’s 16.75% Hotel Tax & Parking: SoBro True Cost in 2026
Every Nashville (Davidson County) hotel bill carries 9.75% sales tax (7% Tennessee plus 2.75% local, which includes the 0.5% transit surcharge voters approved in 2024) and Metro’s 7% hotel occupancy tax, for 16.75% in total, plus a flat $2.50 per room per night. Mandatory destination fees are taxed at the same 16.75%. Six of the nine SoBro hotels charge such a fee; the table shows what each adds to a $300 base rate, with fee and parking figures as checked in October 2026.
| Hotel | Resort / destination fee | Fee with 16.75% tax | $300 room, all-in per night | Parking |
|---|---|---|---|---|
| Four Seasons | None | $0.00 | $352.75 | Valet $58/night |
| Drury Plaza | None (free breakfast and 5:30 Kickback included) | $0.00 | $352.75 | On-site garage self-parking $38/night |
| AC Hotel | None | $0.00 | $352.75 | Valet $54/night (Music City Center garage 1 block away ~$25–$35) |
| Margaritaville | $25 + tax | $29.19 | $381.94 | Valet $50/night |
| Hyatt Centric | $28 + tax (waived on Hyatt points stays) | $32.69 | $385.44 | Valet $54/night |
| JW Marriott | $30 + tax (Destination Amenity Fee) | $35.03 | $387.78 | Valet-only $58/night |
| The Westin | $30 + tax (Destination Amenity Fee) | $35.03 | $387.78 | Valet $56/night (Music City Center garage across street ~$25–$35) |
| 1 Hotel | $35 + tax | $40.86 | $393.61 | Valet $58/night |
| The Joseph | $35 + tax (Destination Amenity Fee) | $40.86 | $393.61 | Valet $58/night |
The math: $300 plus 16.75% ($50.25) plus $2.50 is $352.75 at a $0-fee hotel. A $35 destination fee becomes $40.86 after tax, so the same $300 rate at 1 Hotel or The Joseph is $393.61, and over four nights the fee alone is $163. Parking is the other big line: a Friday-to-Monday stay with valet at $58 is another $174 before tax. The Music City Center garage at 701 Demonbreun Street is the SoBro workaround. Its posted rate card (effective June 2025) runs $15 for up to five hours and $45 overnight, with special event pricing on big dates, and it sits across the street from The Westin and 1 Hotel and one block from AC Hotel. Garage-by-garage detail is in our downtown hotel parking guide.
Points stays erase the fee at Hyatt Centric
Hyatt Centric’s $28 Destination Fee is waived on World of Hyatt award stays, which makes it the only fee-charging SoBro hotel where loyalty points remove the surcharge entirely. Marriott Bonvoy does not waive the $30–$35 fees at JW Marriott, The Westin or The Joseph on points, so compare the all-in figure, not the headline rate. More fee-free options citywide are in our no-resort-fee hotel list.
Which SoBro Hotel for Conventions, Families, Luxury and Value
Best SoBro hotel for a Music City Center convention
The Westin Nashville. It is across Clark Place from the convention center, has 453 rooms (per its opening announcement), Oak Steakhouse for client dinners on the ground floor and L27 for the after-party on the 27th. Runner-up: 1 Hotel, which faces the same building from Demonbreun and trades the pool for a spa and quieter rooms. Budget delegates should book Drury Plaza early; its free hot breakfast and 5:30 Kickback (hot food plus three drinks per adult) take two meals a day off the expense report.
Best SoBro hotel for families
Drury Plaza Hotel Nashville Downtown. Two-room suites with a door between bedroom and living room, a microwave and fridge in every room, a year-round indoor/outdoor pool and $38 self-parking in the building; see our Drury Plaza review. AC Hotel is the alternative for families who want a bigger outdoor pool deck and do not need breakfast included.
Best SoBro hotel for luxury
Four Seasons Hotel Nashville wins on three counts: the one-block walk to Broadway, the river-facing infinity pool, and no destination fee at all. Standard Superior Rooms run 404–410 square feet on the hotel’s own room pages; our Four Seasons Nashville review goes room by room. JW Marriott is the choice for skyline views and Bourbon Steak, usually at a lower rate; our JW Marriott Nashville review explains what the $30 fee covers. The Joseph is the art-and-Italian-dining option for couples who want the quietest corner of the district.
Best SoBro hotel for value
Drury Plaza again, by a wide margin once food and parking are counted. If it is sold out, AC Hotel is the next-cheapest $0-fee option and has the better pool; Margaritaville is the pick when a rooftop with live music matters more than the $29.19 nightly fee after tax. We compare the mid-range towers in Margaritaville vs Tempo by Hilton vs AC Hotel.

Noise, Construction and the Other SoBro Trade-offs
SoBro is quieter than Lower Broadway but not silent. Ascend Amphitheater at 310 1st Avenue South runs outdoor concerts from spring through fall, and bass carries to river-facing rooms at Four Seasons and Hyatt Centric on show nights; Margaritaville’s rooftop and the rtb! bar at AC Hotel are audible from nearby upper floors on weekends. The Joseph, JW Marriott and the Westin’s upper floors are the most reliably quiet rooms in the district. Construction is the second caveat: new towers keep rising around Korean Veterans Boulevard and across the river, where the new enclosed Nissan Stadium is scheduled to open in 2027, so ask for a high floor facing away from active sites. The third is street-level dining, which is thinner than The Gulch’s outside the hotel restaurants, though Fifth + Broadway across Broadway fills the gap within five minutes.

Frequently Asked Questions (FAQ)
Is SoBro walkable to Lower Broadway at night?
Yes. Every SoBro hotel is one to four blocks south of Broadway on lit, busy sidewalks, and the walk takes two to six minutes. Rep. John Lewis Way S, Demonbreun and 3rd and 4th Avenue S carry foot traffic until the honky tonks close, and hotel valet lanes are staffed late. Use the avenues rather than the service alleys behind the convention center after midnight.
Which SoBro hotels have no resort fee?
Three as of October 2026: Four Seasons Hotel Nashville, Drury Plaza Hotel Nashville Downtown and AC Hotel Nashville Downtown. Hyatt Centric charges $28 but waives it on World of Hyatt points stays. JW Marriott, The Westin, Margaritaville, 1 Hotel and The Joseph all charge $25–$35 per night plus 16.75% tax.
How far is SoBro from Nissan Stadium on foot?
Between 20 and 30 minutes depending on the hotel. The 3,150-foot John Seigenthaler Pedestrian Bridge starts beside the Schermerhorn Symphony Center on 1st Avenue South. Hyatt Centric and Four Seasons are two to five minutes from the ramp; The Westin, JW Marriott and The Joseph are eight to ten minutes from it. On Titans game days the bridge is the fastest route from any downtown hotel because on-site stadium parking is pass-only.
Is SoBro or The Gulch better for a first visit?
SoBro if you want to walk to Broadway, Bridgestone Arena, the Country Music Hall of Fame and Music City Center without a rideshare; The Gulch if you prefer boutique shopping, murals and restaurants on your doorstep and do not mind a 12-to-14-minute walk or short Uber to the honky tonks. SoBro has more pools and more $0-fee options; The Gulch has the better street life.
Where should I park if my SoBro hotel only offers valet?
The Music City Center garage at 701 Demonbreun Street, entered from 7th Avenue and Demonbreun or from 6th Avenue. Its posted overnight rate is $45 with no in-and-out on one ticket, which still undercuts the $54–$58 valet at most SoBro hotels. Drury Plaza is the only SoBro hotel with on-site self-parking in the $30s.
